    £350,000 Bridging Loan for Prestige Lodge Development

    Client: UK Landowner, Shropshire
    Sector: Holiday & Residential Lodge Development 

    The Challenge

    Our client, a Shropshire landowner, needed to unlock capital tied up in agricultural land to fund the development of a prestige holiday and residential lodge site. The funding had to achieve three key objectives:

    • Remove restrictive agricultural covenants limiting the property’s use
       
    • Provide working capital for marketing and infrastructure
       
    • Support the launch of a luxury leisure destination
       

    Complicating matters, the property carried an agricultural tie, an existing high-street bank loan, and required a credible sales plan for five luxury lodges before lenders would consider approval.

    Our Approach

    We introduced the client to a specialist bridging lender with proven expertise in agricultural and leisure property. Working closely with both parties, we:

    • Restructured security by splitting land titles, separating the development land from agricultural land
       
    • Arranged a £350,000 bridging loan at 50% LTV, secured against mixed-use land including the farm house and outbuilings.
       
    • Directed loan proceeds to part-repay the existing facility and lift agricultural restrictions
       
    • Supported the client in preparing a robust, evidence-backed sales plan for the planned lodges

    The Result

    The loan was successfully completed:

    • Immediate access to capital to progress the lodge development
       
    • Freedom from restrictive covenants
       
    • A clear exit strategy through pre-agreed sales of five luxury holiday lodges

    A £350,000 bridging facility secured on a 12-month term with repayment assured through confirmed lodge sales.
